Property Operations & PMS

Property Operations and PMS: this is the forum for posting your ideas and comments on all aspects of hotel operations, from reservations to billing. You'll find a category here for each of the major topics in property management, and if you can't find the right category, please search or post to the Other category. Where we can, we'll move ideas around to group them as intuitively as possible for the product managers working on the PMS.

Please keep in mind that there is a separate forum for topics specific to the operations of hotel chains and groups. Go to the Multi-property management forum for anything about portfolio management or rate, product, package and restriction functionality across multiple properties.

  1. Simplify overview and restriction management: Managing restrictions is very time consuming and hard to keep an overview of, because a single restriction creates many lines per rate, rate group, room type or segment and editing/removing them one by one is inefficient and error prone. It would be great that a single restriction would create a single line on the overview when it is created, and in case it has to be changed or deleted, you can just access that line with the configuration you did when the restriction was created.

More filtering options: being able to create and edit restrictions…

  2. A feature to set a sell limit on specific rate plans. For example a promotional rate - allow a maximum of X number of bookings/day, and once that limit is reached, the rate plan automatically closes.

  3. Proposal: Automatic MLOS Restrictions Based on High-Demand Days in Atomize

I would like to propose a feature where Atomize (RMS by Mews) can automatically apply MLOS (Minimum Length of Stay) restrictions based on manually set predefined criteria, such as high-demand periods.

Currently, MLOS restrictions must be set up manually in the “Restrictions” section (e.g., Min LOS arrival or Min LOS through). This process can be time-consuming and less responsive during periods of rapidly changing demand.

    The proposal is:
Enable Atomize to detect high-demand situations (based on metrics like occupancy, pickup, or forecast) and automatically apply relevant MLOS restrictions according…

  4. Problem

For jurisdictions where guests become tax-exempt after a certain length of stay (for example, 30+ days), Mews calculates tax when each night is posted and locks that calculation permanently.

If a reservation is initially below the exemption threshold and is later extended beyond it, only the newly created nights receive the exemption. Previously posted nights remain taxable, requiring manual correction.

    Business Impact

    • Significant manual effort for properties managing long-term stays.
    • Increased risk of tax correction errors.

    Proposed Solution

Provide a controlled mechanism to re-evaluate tax exemption eligibility when a reservation crosses a configured threshold.

    Potential approaches:

    • Automatically recalculate eligible,…

  5. Hello R&D team,

It would be great to have a more visual price screening page on Atomize to see the competition with a glance. Also the number of competitors could be increased to 8-10 to have a better representation of the market.

Thanks and have a great day,

  6. This is a bit ridiculous but there is no way in Mews to see an occupancy of inventory.
We have several service types and some of our inventory rooms have double use - they can bee booked by Service 1 or Service 2. Lets say we have 100 Rooms. all 100 are connected to Service 1, and 20 are also connected to Service 2. If on a given day i have 50 rooms booked in Service 1 and 10 rooms in Service 2, i would expect Mews to provide Occupancy of 60% (60 rooms out of 100 room inventory). Instead,…

  7. Having used Mews PMS since December 2023, an outstanding issue remains a constant source of additional manual work that seems as though there should be a way to automate the work instead.

Our property has three tax brackets applicable to room reservations, Florida State sales tax (6%), Pinellas County sales tax (1%), and Pinellas County Tourism Development tax (6%). These three brackets are uploaded to the Expedia and Booking.com in their individual brackets just as they are in our Mews PMS.

When applied, the OTAs (both Expedia and Booking.com) apply a single, collective tax bracket of 13% whereas in Mews,…

  8. seasonal base price and room type offsets. currently, there is only 1 roomtype offset allowed in the base price configuration. we have different roomtype differentials/offsets throughout the year and i would like to be able to schedule different offsets for specific date ranges at a time.

for example, a king roomtype is +$5.00 from the base roomtype in the default season (but i would like to have it increase to +$10 from the base roomtype from May-October during my peak season). currently, that functionality does not exist and we have to update as we go (and not in advance)

  9. Hostels measured by beds sold need beds sold and accommodation revenue broken down by travel agency, while keeping the occupied-beds criterion

Request: Align the bed-count criterion in the Reservations and the Manager reports so both reports count the actual number of beds (not the number of reservations). This would let bed-based properties break down beds sold and revenue by travel agency while keeping a consistent, correct bed count across reports.

  10. Please keep the date selection the same either when creating or editing restrictions. Every single time I make a change it defaults back to the current date, I spend half my time scrolling through the calendar to go back to the original selection I had.

  11. Minimum Stay Through Restrictions should be supported in Mews. Currently, minimum stay restrictions are applied as Minimum Stay on Arrival. So, a 3-night minimum stay on a Saturday night would allow someone to book for 2-nights if staying Friday & Saturday. Minimum Stay Through restrictions should be an option (especially since Mews RMS Atomize has this option, as do most channel manager marketplace integrations).

  12. Problem

Currently, when creating package rates using Product Rules, Revenue Managers have no intuitive way to understand how the final package price is calculated. The only reliable method is to create a test booking and review the resulting pricing, which is both time-consuming and prone to misinterpretation.

This creates challenges when validating package setups, especially when determining whether products are included, excluded, or distributed correctly within the total package rate. Misconfigurations can easily go unnoticed until after the package is already available for booking.

    Proposed Solution

Add a pricing preview directly within the Product Rule configuration that provides an estimated…

  14. When using the calendar view and adding a restriction, after saving, you are automatically redirected to the list of restrictions, which means leaving the calendar view. Therefore, after each addition, you need to go back to the calendar and reapply the filters to display the desired dates.

I considered the solution of opening two windows—one to keep the calendar view open and the other to create restrictions. However, this does not solve the problem: when a restriction is created in one window, the other window needs to be refreshed to display it, and this refresh resets the filters and returns…

  15. Currently it seems like the algorithm to recommend/decide price changes dominantly triggers for dates where a change in occupancy is detected.
Market shifts and pricing changes in the compset are less often reflected in pricing decisions, it seems. This can easily lead to pricing oneself out of the market.
Maybe this is a problem that small hotels are more seeing because a nominally small change in occupancy (eg. 3-4 rooms being booked for a date) are relatively large changes in occupancy (like 10-20% maybe), which probably is a strong signal for atomize to raise prices, but when at the same…

  16. Sehr geehrtes Mews-Team,

    Gast ausgecheckt / erfolgreich bezahlt

    Gast eingecheckt / ausstehende Zahlung

  17. It would be much more comfortable if the property could choose the order of their rates showing in the New Reservation Screen (NRS).
Providing a more friendly and personalized use of the system when manually making a reservation for a guest.

  18. Posting on behalf of property:
For a seasonal base rate, when I want to add an absolute adjustment for specific dates for a specific space category, it does not allow me to do it as simply as for dependent rates. Instead I need to enter the dates, and manually write the price to override. This is quite manual, and much easier to do on dependent rates.

  19. Feature Request: Optional Inclusion of Block Bookings in Revenue Management Calculations

Currently, in Mews, Block Bookings reduce room availability, but their impact is not reflected in Revenue Management and rate management views until reservations are created through Pick up.

This behavior does not fit our operational needs. When a room allotment is blocked, we would like it to be taken into account immediately in Revenue Management and pricing views, without requiring reservations to be created first.

It would be valuable to introduce a configurable setting allowing users to choose between the current behavior and immediate inclusion of blocked inventory in…

  20. Prevents Abuse and Overuse
By reducing the time a single code remains active or capping its usage, we minimize the risk of widespread sharing and uncontrolled redemption.

    Protects Revenue Integrity
The promotion remains aligned with its original budget and ROI expectations, avoiding unplanned discount leakage.

    Improves Operational Efficiency
Automation removes the need for manual monitoring and intervention, reducing workload for staff and ensuring consistent enforcement.

    Enhances User Experience
Clear rules and predictable expiration reduce confusion while maintaining fairness for legitimate users.

    Supports Dynamic Control
The system can apply logic such as:

    -Maximum redemptions per code
    -Automatic generation of new codes…
