Property Operations & PMS

Property Operations and PMS: this is the forum for posting your ideas and comments on all aspects of hotel operations, from reservations to events to metrics and reports. You'll find a category here for each of the major topics in property management, and if you can't find the right category, please search or post to the Other category. Where we can, we'll move ideas around to group them as intuitively as possible for the product managers working on the PMS.

Please keep in mind that there is a separate forum for topics specific to the operations of hotel chains and groups. Go to the Multi-property management forum for anything about portfolio management or rate, product, package and restriction functionality across multiple properties.

  1. The term Last Room Value (LRV), refers to the maximum revenue a hotel can expect to make from the last room it has available for sale. It is used to avoid selling the last room below a certain rate – as when market demand is high the last room may be sold at a higher rate then normal

  2. At the moment, if you set up a rate automation for OTA rates, the same trigger will be used for both virtual and physical credit cards. Ideally, there would be extra conditional fields in an "if this, then that" format. For example:

If Card type = Physical, then charge on confirmation
If card type = virtual, then charge on start day

This conditionality format would also allow for less rate groups, and increased flexibility if other conditions are also created. It could be implemented with an advanced settings button to keep the current layout as simple as possible.

  4. It is compulsory to be able to apply different rates and the same reservation for each day, otherwise it is not possible to have a correct report with the right ADR each day. I have thought that this would be possible on MEWS. I am a little suprise that this is not possible.

  5. When clicking on the rate (incl. breakfast) when making a reservation in commander, since the overwrite update of last week, results in a rate excl. breakfast. Also, if we change the rate here, breakfast is only added in the next screen. We only sell room rates incl. breakfast, so this is not really desirable. could the rate stay incl. breakfast, in our configuration?

  7. A tick box on space types when setting los restrictions, at the minute you have to do every date individually, along with every space, so if you have 17 space types, and want a los on Saturday nights, you have to set the restriction 17 times for 1 day, 884 restrictions just for Saturdays, would be much easier if you could select the space via a tick box, at the minute if you do a generic restriction, you cant undo just one space.
This could also be applied to rate codes.

  8. Functionality to allow Room Type Overbooking while maintaining total capacity of the hotel.
When noticing high volumes of demand for standard rooms and upgrades won't sell, you can allocate an amount of rooms you want to overbook on the standard room while still maintaining the total capacity of the hotel.

  11. Our Rate Managment Screen (RMS) could be quite complicated and contains a lot of important data. General managers and revenue managers must interpret these details as they decide on rate pricing for their properties. For this reason, sticky headers could help clarify which data you are looking at, keeping the title of each column and row stationary as you scroll through all pricing details and make any necessary adjustments.

  12. They is a example of the request of the customer. This functionality is available in Hotello and customers is looking to have the same in Mews. There is some examples:
    Example 1: I have a package for 3 nights:
    Night 1: Diner
Night 2: Breakfast, lunch (apply after midnight per day per person) and diner
Night 3: breakfast and lunch (apply after midnight per day per person)
The problem right now is all items applied every night. In Hotello, they was able to select in the configuration with specific night the product should applies

    Example 2:

  13. We should be able to modify rates for multiple room categories at once. When we modify rates for a given period we should be able to select the period and then enter the rate for each category of rooms instead of having to click - re-enter the dates and then the rate.
It takes 3 times to amount it should take to have a more dynamic rate strategy!

  14. Some hotels would like the ability to overbook room types due to cancellation, no shows and early departures. Would like to have the ability to overbook a room type within limits set by the user. Example, 20 available king rooms. Sell to Capacity to 22. Therefore, we authorize a maximum of 22 king rooms to be sold. These reservations would fall into the pink overbooking timeline and could be upgraded from there based upon the property operating model. Currently, we have no way to do this and may not be able to reach 100% occupancy. These Sell to Capacity would…

  15. If only the reservation manager has access to the Rate Management in Mews, then when employees are changing the rate of the booking, they will not be able to know what was the original price of the rate. They will only see from the action log the original rate and not the original price.

  16. Add the ability to set an MLOS rule that will reduce the MLOS applied where a short gap between two bookings is not long enough to satisfy the restriction applied to that respective Space Category. This is particularly needed for Short Term Rental operators where a Space Category has an inventory of 1. This functionality offered by Pricelabs.

  18. It would be helpful to have more charging rules or patterns for products.

Especially for long term bookings (still with a nightly rate) it can be necessary to add a product on a weekly, bi-weekly or monthly pattern.

  19. Can we please create a feature to block room charges for so no one can add any unnecessary charges to rooms

Right now, we are only commenting on bookings that should be on a no post basis, but of course there is human error at one point or another and it is sometimes easy to miss the comment especially when there are multiple information on the booking, and we end up not getting paid for these services sometimes

  20. 1- Add the option to make mandatory that the user (guest) fills in information before they can add the product to their stay. Example: offer airport transfer but then make it mandatory for the user to input the time and airport of arrival.
2- Add conditions to products so that they can only be chosen if such conditions are met. Example: minimum of 4 people must book in order to book a ski lesson
